  • Are you licensed?

    Yes, Jennifer Hetherignton has a R.E. Broker's license. Cindy has R.E. Salesperson license.
  • Can I reach you after hours?

    We can be reached for after hours emergencies at 707-548-9339.
  • Can you put the money directly into my account?

    Yes, we offer electronic payments.
  • Do I get to see the lease or sign it?

    Yes, you can view the lease before signing. For full management, we sign the lease on your behalf. Tenant placement clients typically sign the lease themselves.
  • How and when do I get my checks?

    Checks are mailed or directly transferred into your bank account by the 15th of each month.
  • How is rent collection handled?

    Rents are due on the 1st. The tenant is subject to a late fee if the rent is not received by the 5th.
  • How long of a lease do you sign?

    A one year lease is typical, however we can set the lease term based on your preferences. After the initial lease term the agreement will automatically roll over to month to month.
  • How much security deposit do you charge the tenant?

    Typically the security deposit is equal to 1.5 times the rent. In the event the tenant has a pet, we recommend charging a deposit equal to 2 times the rent.
  • How soon can you start managing my property?

    Management can begin as early as today. To get started we need a signed Propety Management Agreement and a copy of your homeowners insurance listing KPM as an additional insured party.
  • What type of properties do you manage?

    Single family, condos, townhouses, duplexes, triplexes, apartments, vacation rentals and multi-family properties.
  • What type of reports do I get and how often?

    We will mail or email a montly accounting statement on the 15th of each month. Each year in January we will send a year end statement documenting th accounting activity for the previous year.
  • Who holds the tenant security deposit?

    The security deposit is given to the property owner. We do not hold the security deposits in our trust account.
